Illinois Expands Property Tax Relief for Seniors: What Homeowners Should Know


As housing costs continue to climb, Illinois has taken a meaningful step to help older residents stay in their homes.


A new state law expands property tax relief for seniors and disabled homeowners, opening the door for many who previously did not qualify.

Signed by Gov. J.B. Pritzker, the legislation updates long-standing exemption programs by raising income limits and easing residency requirements, making relief more accessible to those living on fixed or limited incomes.
 

What’s Changed Under the New Law

Illinois has long offered programs such as the Senior Citizens Assessment Freeze Homestead Exemption, which helps protect eligible homeowners from increases in their property’s assessed value. Until now, strict eligibility rules excluded many retirees facing rising tax bills.

The new law:

  • Expands income eligibility, including more middle-income seniors

  • Adjusts residency rules, helping recent movers qualify sooner

  • Continues support for disabled homeowners and qualifying veterans

Most homeowners 65 and older may qualify, with some eligibility beginning at age 62, depending on income.
 

How to Apply

Applications must be filed through local county assessor offices. Homeowners should gather basic documentation, including proof of age, income, and residency. Many counties offer online filing, and assistance is often available for seniors who need help completing the forms.

Applying early is recommended, as most exemptions apply only to the year they are filed.
